My name is Brian and I am looking to help rebuild and restore the community in the historic North End of Toledo, Ohio.
There are more homes then there are people and most of these beautiful Victorian buildings are abandoned and in need of a home owner who will care for the property and the community. The local economy is in need of massive repair.
I am looking to help by purchasing several properties from the Lucas County Land Bank to restore.
I will do this by renovating the properties and re-zoning them as neighborhood commercial.
The community and I will brainstorm local business ideas and economic needs for the neighborhood.
The plan is to use the start up capital to purchase the properties, renovate and set up turn key businesses on the ground floor and establish business operators on a rent to own contract.
The second floor will be renovated into quality, Victorian era apartments to lease to qualified, responsible tenants.
The cost of purchasing a property is roughly $1,000 from the Lucas County Land Bank, but they require you have at least $10,000 is available funds to renovate and stabilize the property.
The Remaining $1,000 would be used for fees associated with obtaining licenses to start up a company and for legal fees.
With the completion of the first property's restoration, I will move on to purchase and renovate 2 more properties at a time. The second and third property restorations will be funded through the revenue generated by the first property and with the help of local, small business loans.
The impact will be huge.
By stabilizing a majority of the housing stock in this torn community, we will be able to restore life to the historic neighborhood of North Toledo.
By seeding local businesses and providing turn key shops to local business operators, it will not only provide jobs but it will attract outside revenue and restore hope to a community in despair.
